COVID-19 RENTAL PROPERTY INSPECTION PROCEDURE

In order to ensure the safety of our staff, customers, homeowners and tenants we have introduced detailed procedures when undertaking viewings, valuations and tenanted rental inspections.


COVID-19 VIEWING PROCEDURE FOR BOTH SALES & RENTAL PROPERTIES

Prior to booking any viewing appointments we will ask both the viewer and homeowner various questions:

  1. Has anyone in the home had COVID-19?
  2. Has anyone in the home displayed COVID-19 symptoms or not yet completed required period of self isolation?
  3. Do you or anyone in your family have COVID-19 symptoms?
  4. Is there someone in the property that could be / is in the high risk category? If so, they should be placed elsewhere.  Can a representative be appointed in their place?

Prior to viewing we recommend the viewer watches our virtual video viewing (when available) to confirm the property is definitely of interest.  This will minimise the number of visits required.

For accompanied viewings our agent will require to enter the property first to open doors and switch on all lights.  Our agent will wash their hands prior to the viewing, wear disposable gloves and a face covering.  They will wipe down door handles and hand rails with disinfectant.

When the homeowner is showing the property they will wear a face covering and will wash their hands immediately before the viewers enter the house.  They will wipe down door handles, hand rails and touch points with disinfectant.

  • All viewers must bring their own hand sanitiser (hands should be washed immediately before and after the viewing).
  • A face covering must be worn when inside the property.
  • You may opt to wear a pair of disposable gloves while in the property.

NB Any viewers failing to take these measures will not be allowed access to view.

A maximum of two adults can attend viewing appointment.  If children need to attend they must not touch anything within the property.  Viewers should try and not touch any surfaces when viewing.

Social distancing will be required at all times.  Where possible our viewing agent will remain near the entrance door and allow the viewer to look around themselves.

We require to limit the time within the property to a maximum of 15 minutes for each accompanied viewing.

There will be no group viewings.

All discussion regarding the property should take place outside after the visit.

COVID-19 VALUATION & TAKE ON PROCEDURE

If the property is empty confirm that the property will have been unoccupied for at least 72 hrs with no-one else in the house prior to the appointment.

Prior to booking any valuation and take on appointments we will ask the homeowner various questions if they are going to be present for the valuation:

  1. Has anyone in the home had COVID-19?
  2. Has anyone in the home displayed COVID-19 symptoms or not yet completed required period of self isolation?
  3. Do you or anyone in your family have COVID-19 symptoms?
  4. Is there someone in the property that could be / is in the high risk category? If so, they should be placed elsewhere.  Can a representative be appointed in their place?

We will confirm our valuer is not displaying any symptoms.

Homeowner valuation procedure immediately prior to the meeting:

We recommend opening windows and all internal doors where possible.

Wipe down door handles, handrails, lift controls and other touch points with disinfectant.

Open loft hatch and set up ladder.  Turn on all room lights when visit is to prepare marketing materials.

Where possible stay outside during the valuation/preparation of marketing materials.  If not possible, stay in one room and only have the legal homeowner(s) or their legal representative present.  Move room when the valuer requires access to that room.

Children and pets should ideally not be in property and if not possible stay in one room and move to another room when valuer requires access.

We request that homeowners wear a face covering and either thoroughly wash their hands prior to the valuation or wear disposable gloves during the appointment. 

The valuer will wear their own face covering and bring hand sanitiser to use immediately prior to entering the property.  They will wash their hands with sanitiser immediately after leaving the property. 

Social distancing will be required at all times between the valuer and homeowner.


COVID 19 RENTAL PROPERTY INSPECTION PROCEDURE

If the property is already empty confirm that the property will have been unoccupied for at least 72 hrs with no-one else in the house prior to the appointment.

Prior to booking an inspection appointment we will ask the tenant various questions:

  1. Has anyone in the home had COVID-19?
  2. Has anyone in the home displayed COVID-19 symptoms or not yet completed required period of self isolation?
  3. Do you or anyone in your family have COVID-19 symptoms?
  4. Is there someone in the property that could be / is in the high risk category? If so, they should be placed elsewhere.  Can a representative be appointed in their place?

We will confirm our staff member is not displaying any symptoms.

Tenant inspection procedure immediately prior to the meeting:

We recommend opening windows and all internal doors where possible.

Tenant should wipe down door handles, handrails, lift controls and other touch points with disinfectant.

Turn on all room lights for the visit.

Where possible stay outside at the door to the property during the inspection.  If not possible, stay in one room and only the tenant(s) should be present.  Move room when the staff member requires access to that room.

Children and pets should ideally not be in property and if not possible stay in one room and move to another room when staff member requires access.

We request that tenants wear a face covering and either thoroughly wash their hands prior to the appointment or wear disposable gloves during the appointment. 

The staff member will wear their own face covering and bring hand sanitiser to use immediately prior to entering the property.  When inside the house they will disposable gloves. They will wash their hands with sanitiser immediately after leaving the property.

Social distancing will be required at all times between the staff member and tenant(s).

All discussion regarding the property should be held outside after the visit or within a well ventilated room with a minimum of 2m social distancing.
